I am buying a flat for more than ₹50 lakh. What TDS must I deduct?
The buyer must deduct 1% TDS from the sale consideration under Section 194-IA, deposit it and file Form 26QB within 30 days from the end of the month of deduction, then issue Form 16B to the seller. In an under-construction purchase each instalment needs its own 26QB.
I am selling my house. How can I reduce the capital gains tax?
Long-term gains on a residential house can be exempted by reinvesting in another residential house, or by investing in specified bonds, within the prescribed time limits; amounts not reinvested before the return due date can be parked in the Capital Gains Accounts Scheme. We compute the gain and plan the reinvestment before you sign the sale deed.
My tenant deducts TDS on rent. What do I need to do?
The TDS deducted by your tenant appears in your Form 26AS and AIS. You report the rent as income from house property in your return and claim the TDS as a credit; we reconcile the two so the credit is not lost.
